Portland: Louisville’s Next “It” Neighborhood?

Fancy a stroll? Local entrepreneur and so-called “Maestro of East Market Street” Gill Holland has turned his attention to Louisville’s Portland neighborhood, saying he envisions a “stroll district” cropping up in Portland’s future.

Holland, famous for the Green Building in NuLu, purchased a former school building in Portland in 2013 and revealed plans for a massive investment project to revitalize the historic Louisville neighborhood, saying in an interview with the Leo Magazine that, “I’ve had an interesting time explaining to investors that we’re not looking to make a quick buck, that we’re investing in the future.”

His vision is reminiscent of Bardstown Road, East Market Street, and Frankfurt Avenue: a wanderer’s paradise of shops, cafes, and small businesses.

Other local business-owners have also turned their attention to Portland and the West End, including Karter Louis, owner of Hillbilly Tea. Louis recently decided to open another location of his restaurant in Portland, citing his attachment to West Louisville as one of the reasons for his decision. “There’s an undercurrent happening there,” he said. “I’m rallying everybody. I think it can be golden.”

The home to many historic, pre-Civil War buildings, Portland hosted a thriving working class community at the turn of the 20th century, but the city’s famous 1937 flood and a second high flood in 1945 destroyed portions of the neighborhood and drove many middle class families out of the area. Today, a flood wall protects Portland and its residents from future flooding.

Home prices in Portland are currently some of the lowest in Louisville, but may be on the rise as revitalization efforts take hold. The neighborhood is home to many of the small shotgun houses for which Louisville is known.

Want to join the movement? Get in on the ground floor while home prices are still low! Call me, I’d love to help.

Spring is a Great Time to Sell Your House, but Are You Ready?

Spring is the normal time of year where Home Sellers think is the best time to put a House on the Market. But wait, is Your House Ready?   Is this the Best Time for You to Sell? Here are a few points to help you make the decision: Spring in Louisville, Bruce Moore, Realtor

1. Gauge the Real Estate Market

Your local Realtor can provide you with the statistics not only in the Louisville area but right down to your neighborhood to see what the market is doing.  Is there a glut of houses for sale in your area?  How long are houses sitting on the market?  What is the average home price?  And are the houses selling at or near the asking price?

2. Spring Clean Your House

Decluttering, painting, cleaning and yard work may seem like obvious things to do but you would be surprised by how many Sellers don’t do them. And yes, it takes time but not decluttering your house may be the worst offense that home sellers commit.  If you have a basement or a garage, this is perfect place to store boxes of things.

3. Home Staging

While cleaning your house is an absolute MUST, Staging is somewhat optional but can make all the difference in selling your home, and selling it quickly. Here are some Tips for Staging Your house Effectively.

4. Have an Exit Plan

Your house could sell fast and depending on the terms of the contract you might have to find a place fast.  Even within a month.   Are you ready to move?   If you are looking for a house to buy, the timing can be very tricky here. Check out these Moving Tips

So, the question is…. Are You Ready to Sell Your House? I can help you make that determination.

Call me anytime! I’m always happy to help.

House Hunting in Winter? YES!

House Hunting in Winter?  YES!

It’s cold, the wind is blowing and maybe there are snowflakes or two. It’s sooooo easy to just hibernate inside. But, if you are considering buying a house in the next few months, NOW is the best time to go.

House hunting in winter, Louisville Realtor Bruce Moore

Why?? Well, most people are focused on the Holidays or just don’t want to venture outside in the cold (just like you). That means you can pretty much have your pick of available houses! And, if you are looking to buy a house in hot neighborhoods like the Highlands, St. Matthews or Nulu in Louisville, this could mean the difference between you getting that house and losing out.

So come on! Let’s go house hunting in Winter and find you the perfect home.

Louisville is More than just the Weather

I admit it, I am not a big fan of Winter.   It has not always been like this for me.  I grew up and spent most of my life in San Diego, California. The weather is not as much of a factor there and we were always outdoors unless we were sleeping or eating.

Winter in Louisville, Bruce Moore, Louisville Realtor

Louisville, Kentucky can be quite a bit more challenging to stay outside.  With temperatures plummeting and still quite a few weeks left of winter, it is a struggle to get out!

However, Louisville is so much more than the weather. We have lots of beautiful parks, the many great restaurants, art, music. We all know this is not a boring city.   It is one of the best cities in the Midwest and has so much to offer.

Louisville Realtor, Bruce Moore

And from a real estate perspective, people are still moving, buying and selling houses! Looking forward to 2014, I can see this year is going to be the busiest ‘buyers’ year in quite awhile.  And … have you seen house prices in other cities?   They just do not compete with our prices here.

The low cost of living (Expatistan) puts Louisville on the forefront of places to live as being affordable, fun, and usually NOT that cold.

So, next time you are out in another city, try telling other people about Louisville.  They might shrug about it unless they have been here.  Because everyone loves it!

Get outside and enjoy our wonderful Louisville!

Louisville Hip and Trendy? Why yes, we are!

Louisville Hip and Trendy? Why yes, we are!

Louisville, Kentucky … Possibility City and gaining national attention again. Thrillist.com included Louisville in its ‘America’s Most Hipster Cities’ list.

Louisville Realtor, Bruce Moore

According to Thrillist …. “Louisville’s all about bourbon, BBQ, and bands that play indie rock. Oh, and beer. It’s home to rockers My Morning Jacket and VHS or Beta (who, ironically, now live in Brooklyn), is the birthplace of Hunter S. Thompson, and actually has restaurants that don’t require staff uniforms (!!!) — so don’t even think about complimenting the waitress on her flair. The city’s best hotel, 21C, is a “boutique-cum-contemporary art museum”.

Oh, and did you hear we may be getting zip lines across the Ohio River? What a great idea! Insider Louisville reports that with the popularity of the Big Four Bridge, the idea of zip lines across the river is now being discussed. Louisville already has Mega Caverns, the first underground zip lines. So why not zip across the Ohio? I’m all for it!
