Years ago we bought a great home in the country. Closed the deal, moved in, all was great. Until about a month later. It’s early November and the temp had dipped enough to turn on the furnace. Heard it kicking on and it just ran and ran but it never actually started blowing. We looked at the furnace – didn’t really know what we were looking at but you know, go kick the tires and see if that helps.

Finally, I hand my husband the flashlight and send him in the yard to check out the propane tank. I see the light bouncing around in the bushes and finally he comes back out and says ‘Where’s the tank? I thought it was over there.’  I go in and look, sure enough, no propane tank.

Turns out that neither Realtor in our transaction had much experience with propane. (No, Bruce was not one of them). Our Realtor thought the gas went with the house, the listing agent assumed it belonged to the Sellers. The Sellers canceled their account with the gas company and there went our tank and our heat.

Moral of the story….. don’t assume anything! And keep electric heaters (and a flashlight) on standby.

There are lots of tips and tricks for homeowners to save money. Here are a few that cost you little to no money and you don’t need any special skills!

1.  Lower the temperature on your water heater. It doesn’t need to be any higher than about 120 degrees for the average household.

2. Seal your doors and windows. Air leaks around your doors and windows are the equivalent of money flying out the window.

3. Lower the blinds. Is the sun shining in your windows in the summertime? Lower the blinds to keep the heat out. In the winter, raise them to let the sun help warm your home.

4. Use your ceiling fans. Most of us have ceiling fans that we don’t use. In the warmer months, turn your fan on low with the airflow directed down. In the cooler months, change the blade direction so the air blows up.

5. Hang up your laundry instead of using the dryer. Clothes dryers take a lot of energy. Cut costs by installing a laundry line or using a drying rack in the laundry room.

Should you buy a Short Sale Home? Here are some pros & cons to consider

With the flood of real estate foreclosures on the market, many sellers are considering the alternative of a short sale. What is it? In a nutshell, if a home owner owes more on their mortgage than the house is worth, their lender may agree to sell the house for less. In some cases, the remaining balance is forgiven, however, this is not always the case.

What does this mean to you, the buyer?

The good news is you can usually get a better price. Since the lender is agreeing to accept less money, you, the buyer may be able to get the house at less than market value.

The bad news…. time. Short sales take much longer to close than traditional real estate deals. The seller’s mortgage holder – in most cases a large bank – is involved in the process and has final approval. All that red tape means a lengthy closing time.

The bottom line, if you love the house and have the time, go for it! The extra time spent may translate to money saved. Just make sure you are working with a real estate agent who has experience dealing with complicated short sales.

The office phone rings… the man on the line is interested in viewing a house he found on the internet. You’re thinking..yay! That’s what we Realtors live for, right? Well, it turns out he found this house on Google Earth. Yup, GOOGLE EARTH!

Which Home Improvements give you the most bang for your buck??

Ready to put your house on the market? Or perhaps you’d just like to spruce up your home?  Chances are you will sell this house at some point so before you grab the hammer, find out what features home buyers want most.

The Kitchen

kitchen remodelStainless steel appliances are still the rage. But did you know that you may be able to replace the front of your dishwasher or refrigerator with a panel that looks like stainless? If your appliances are newer and in great shape, this may be a less expensive option than buying new.

Granite countertops.  Home buyers are looking for luxury in a kitchen and granite countertops are high on the list. Not exactly inexpensive, but you’ll get a reasonable return on the money spent once you sell the house. And speaking of kitchens, buyers are still looking for islands and large walk-in pantries.

Hardwood Floorshome remodel

Home buyers under the age of 55 prefer hardwood floors while older buyers would rather have carpeting. And if you can afford it, hardwood is much more desirable than laminate flooring.

Master Suite

A large, luxurious master suite with spacious, updated master bath is always a big selling point. And if it’s bright and airy with vaulted ceiling, so much the better.

The Fireplace – Still near the top of home buyers’ lists of must haves and many home buyers are looking for houses with more than one fireplace. Obviously, if your house does not already have a fireplace, it’s a little difficult to add one. One option is to build an outdoor fireplace.

Ready to Buy a House? Here are some things to keep in mind

Owning a home is still the all American dream. Are you ready?

  • Make sure you can really afford a house.  In general, owning a home is more expensive than renting. When your furnace goes out, it’s up to you to fix it, not a landlord.
  • Get pre-approved with a lender. This way you know exactly how much house you can afford so you’re not wasting your time looking at houses outside of your budget.Are you ready to buy a home?
  • Be selective about your mortgage. Mortgage rates are at an all time low so as a buyer, you can afford to shop around and find the best deal. In addition to the interest rate, look closely at closing costs and points.
  • How much can you afford?  A good rule of thumb: your mortgage payment should not exceed 25% of your monthly income. Beware, many lenders will try to get you to borrow more than that. Don’t!  Stick to your budget.
  • How long do you plan to be there? If you are only going to keep the house for a year or two, you’re better off renting for a while longer.
  • Is the house a little ….odd?  You may not mind sharing a driveway with your neighbor or another little quirk but just remember that it could be more difficult to sell that property when you are ready to move on.
  • Get a home inspection. A qualified home inspector will tell you what repairs, if any, need to be made before you sign on the dotted line.
  • Hire a Realtor. Always! A seasoned real estate agent can save you thousands of dollars and keep you out of legal trouble so never buy or sell a home without a Realtor. Plus, as a buyer, you don’t have to pay the commission!
