#10 Celebrating Buying a New House Upon Accepted Contract

Many Home Buyers start to celebrate prematurely thinking the deal is done once you have an accepted contract on a house. This is only the start of the long process between contract and closing. There are quite a few issues that have to be resolved, such as the Home Inspection and the Appraisal.

#9 Thinking That Buying a House is as easy as Buying a Car

Similar to #7 but also false. The real estate commission is set when the Seller and the Agent sign the Listing Contract. The commission is the same regardless of how many agents are involved.

The real estate bubble really put the focus on foreclosures. And, although it sounds like you might get a “steal” buying from the bank, the truth is that banks price their houses the same way regular sellers do but here’s the rub… Banks overprice and they don’t disclose anything about the condition of the house by selling it “As Is”.  Not only that, but the process is terribly slow and the price will eventually end up just where the market value is. Hardly a “Steal”

#4 Buying a House as a Financial Investment

Although it can be, it is impossible to tell how much your home value will increase, so unless you are an actual real estate investor, don’t buy your house as your future nest egg.

#3 Believing that the Newer the House the More it Should Cost

Older houses can be just as good as new construction and sometimes better. It just depends! You’re better off choosing a home based on the neighborhood, rather than focusing on the age of the particular house. Besides, a good home inspector will tell you where the kinks are.

#2 Picking Your Realtor Because They Claim to be a Top Seller

Well, that might be a great agent but do your homework. Does this agent really sell as many houses as they say? If they really are a Top Selling Agent, they are also really busy and perhaps won’t have time to see to your needs. Pick a Realtor based on reviews and from trusted friend and family referrals

A New Grant for Louisville Homebuyers. The Time to Buy a House is NOW!

The Welcome Home Grant program established by the Federal Home Loan Bank of Cincinnati has thousands of dollars available to potential home buyers in Louisville and surrounding counties. These funds tend to go very quickly so if you’ve been on the fence about buying a house, now might just be the perfect time for you.

Eligible home buyers may receive up to $5,000 toward the down payment and closing costs associated with purchasing a house . As with everything else, there are restrictions to this grant program.

Call me to find out if you qualify. But don’t delay! The funds become available on March 3rd, 2014 and they will be distributed quickly. Once they’re gone, they are GONE!

According to Thrillist …. “Louisville’s all about bourbon, BBQ, and bands that play indie rock. Oh, and beer. It’s home to rockers My Morning Jacket and VHS or Beta (who, ironically, now live in Brooklyn), is the birthplace of Hunter S. Thompson, and actually has restaurants that don’t require staff uniforms (!!!) — so don’t even think about complimenting the waitress on her flair. The city’s best hotel, 21C, is a “boutique-cum-contemporary art museum”.

Oh, and did you hear we may be getting zip lines across the Ohio River? What a great idea! Insider Louisville reports that with the popularity of the Big Four Bridge, the idea of zip lines across the river is now being discussed. Louisville already has Mega Caverns, the first underground zip lines. So why not zip across the Ohio? I’m all for it!

Neighborhoods within a city can be as different as countries are in different part of the world, despite the geographical closeness. Louisville, Kentucky is no exception.

If you compare the Highlands with the Lake Forest Subdivision, both in the Greater Louisville area, what you see will tell the tale.

I live by a grocery store in the Belknap neighborhood (of the Highlands) which I walk to on a pretty regular basis.   On the walk, I can hear the unmistakable sounds of a goat.  Chickens are also pretty common in this neighborhood.  I even saw a small horse one day.   The Highlands area of Louisville is very urban with houses and shops crammed together pretty closely.  People have gardens in front yards, some in the back yards, rain gardens, koi ponds, etc.

I was out on a showing in another area of Louisville that was completely different.   Very suburban with most of the houses built during the same year and everyone had manicured lawns.

When scheduling a showing in the neighborhood, the Listing Realtor apologized for the next door neighbor’s house right away since… gasp… they had a huge garden in the backyard.

I went to the house expecting to see some ugly overgrown garden that had not been taken care of for years but what I found was quite the contrary. This garden was a masterpiece.  Beautifully cared for and extremely neat and tidy.  It took up the whole backyard but apparently this was just not within the rules of the neighborhood.

To each his own! It just goes to show you that everyone has a different idea of the ideal neighborhood to live in. If you like an eclectic mix of people and homes, choose a neighborhood like the Highlands. If, however, you prefer perfectly manicured lawns and matching mailboxes, then maybe suburbia is the right place for you to buy a home.

Either way, Louisville has it all to offer!

Douglass Loop in Louisville is hopping with new Restaurants

Douglass Loop in Louisville is hopping with new Restaurants!

The restaurant scene has suddenly come to life over on Douglass Loop in the Belknap neighborhood on Louisville, Kentucky.

A few businesses had closed in the past year (Corner door, Flower shop, etc) but with the opening of Havana Rhumba, this may have spurred more restaurants to think about opening here.

The first one which may open by the end of the year is  a place called Loop 22 in the old Corner Door location.  This is run by the same folks that brought us “Game” and “Hammerheads”.

The Great Flood Brewery (not a restaurant) brings on another local brewery and will be located next to North End Café.   There are still a few more vacant spots and hopefully these additions will bring on more to this already hot spot in the Highlands.
