Portland: Louisville’s Next “It” Neighborhood?

Fancy a stroll? Local entrepreneur and so-called “Maestro of East Market Street” Gill Holland has turned his attention to Louisville’s Portland neighborhood, saying he envisions a “stroll district” cropping up in Portland’s future.

Holland, famous for the Green Building in NuLu, purchased a former school building in Portland in 2013 and revealed plans for a massive investment project to revitalize the historic Louisville neighborhood, saying in an interview with the Leo Magazine that, “I’ve had an interesting time explaining to investors that we’re not looking to make a quick buck, that we’re investing in the future.”

His vision is reminiscent of Bardstown Road, East Market Street, and Frankfurt Avenue: a wanderer’s paradise of shops, cafes, and small businesses.

Other local business-owners have also turned their attention to Portland and the West End, including Karter Louis, owner of Hillbilly Tea. Louis recently decided to open another location of his restaurant in Portland, citing his attachment to West Louisville as one of the reasons for his decision. “There’s an undercurrent happening there,” he said. “I’m rallying everybody. I think it can be golden.”

The home to many historic, pre-Civil War buildings, Portland hosted a thriving working class community at the turn of the 20th century, but the city’s famous 1937 flood and a second high flood in 1945 destroyed portions of the neighborhood and drove many middle class families out of the area. Today, a flood wall protects Portland and its residents from future flooding.

Home prices in Portland are currently some of the lowest in Louisville, but may be on the rise as revitalization efforts take hold. The neighborhood is home to many of the small shotgun houses for which Louisville is known.

Divorce your rate campaign!  When shopping for a mortgage, you need to know that you will be able to “perform” per the terms and conditions of your contract.  I have been originating for over 30 years, and I have worked with the largest banks in the country, owned my own company, and I must say, I am thrilled to be with Century Mortgage Company, which is the largest originator in this region.  I can say with confidence and experience that Century Mortgage has been the best decision I have made as far as my industry.  Remember, rate is one thing, but the APR (annual percentage rate) is what you are really paying.   If you got this fantastic rate with a huge bank, but you can’t close, what good did this do you.

Mortgages are a good kind of debt, and one of the only that are tax deductable.  Many of you only do this every 5 or 7  years, and remember, what you read on the internet is not gospel.  If so, we would ALL lose 30 lbs in 30 days, guaranteed.  You want to depend on someone that does this every day of their life!

Speaking of divorce, if you are finding yourself in this situation, call me and we can go over the options of refinancing.   Many folks in Kentucky qualify for “first time homebuyers” mortgages that offer down payment assistance, even though you may have just sold a house, or had to quit claim it over to an ex spouse, so don’t panic if you have the  money for a down payment, there are programs designed for your needs….as long as your credit score is over 640 and you have a steady job, you can get into a home.

Credit scores are a tricky, frustrating requirement that lenders require, and typically it must be 620 or greater.  If you or a child are trying to build a credit score, we can guide you in the right direction with the tools to accomplish your needs.  You must have three trade lines that have been active for typically a year.  A trade line is revolving credit such as a VISA card, and an installment loan such as a car loan.  Do not close your revolving credit cards, this will lower your score!

Spring is the normal time of year where Home Sellers think is the best time to put a House on the Market. But wait, is Your House Ready?   Is this the Best Time for You to Sell?Here are a few points to help you make the decision: Spring in Louisville, Bruce Moore, Realtor

1. Gauge the Real Estate Market

Your local Realtor can provide you with the statistics not only in the Louisville area but right down to your neighborhood to see what the market is doing.  Is there a glut of houses for sale in your area?  How long are houses sitting on the market?  What is the average home price?  And are the houses selling at or near the asking price?

2. Spring Clean Your House

Decluttering, painting, cleaning and yard work may seem like obvious things to do but you would be surprised by how many Sellers don’t do them. And yes, it takes time but not decluttering your house may be the worst offense that home sellers commit.  If you have a basement or a garage, this is perfect place to store boxes of things.

3. Home Staging

While cleaning your house is an absolute MUST, Staging is somewhat optional but can make all the difference in selling your home, and selling it quickly. Here are some Tips for Staging Your house Effectively.

A New Grant for Louisville Homebuyers. The Time to Buy a House is NOW!

The Welcome Home Grant program established by the Federal Home Loan Bank of Cincinnati has thousands of dollars available to potential home buyers in Louisville and surrounding counties. These funds tend to go very quickly so if you’ve been on the fence about buying a house, now might just be the perfect time for you.

Eligible home buyers may receive up to $5,000 toward the down payment and closing costs associated with purchasing a house . As with everything else, there are restrictions to this grant program.

Call me to find out if you qualify. But don’t delay! The funds become available on March 3rd, 2014 and they will be distributed quickly. Once they’re gone, they are GONE!

Pros and Cons of Buying a House before Selling Your Old One

So, you found your perfect house. Great! It’s everything you always wanted in a home…. fabulous location in a good neighborhood, finished basement, beautiful yard, the right school for your kids ….. it’s the house of your dreams!

The only problem is you already own a house. With a mortgage. You hadn’t planned on moving so your home is not ready to be listed on the market. What should you do?

I think it mainly comes down to finances. Can you afford to pay two mortgages? What if your old house doesn’t sell for 8 months? Can you still afford both mortgage payments? The market is unpredictable. You may have a great house in a good location but keep in mind, there are no guarantees. Just because the house next door sold within a week, does not mean that your home will.

Are There Advantages to Buying a House Before Selling the Old One?

Absolutely! If you can afford to pay for both houses, buying a home before selling the old one may not be a bad idea. The obvious advantage is that you get to buy your dream home. It didn’t slip away while you were busy fixing up the old house to sell.

Also, you can take your time getting the old house ready for the market. Or, you can stay in the old place while you are redecorating the new one. Pretty convenient, really.

Assess your risk

Real Estate in Louisville, Bruce Moore, RealtorThe house you found may be the one you’ve always dreamed of owning but it can quickly turn into a nightmare.  Before jumping into the frying pan, make a very careful risk assessment of your finances. And just because a lender is willing to let you borrow the money, does not mean that you can realistically afford it! Remember all the foreclosures a few years ago? Exactly.

 

What About A Contingency Offer?

A Contingency Offer is when you submit an offer on a home contingent on the sale of your house. In other words, if your house does not sell, you can get out of buying the other one. Sounds great, right? The problem with it is that many home sellers won’t entertain contingency offers. They don’t want to put the sale of their house on hold while waiting for yours to sell. Understandable.

Bottom line…whether or not you should buy a new house before selling your old one is really up to you but honestly, is probably not a great idea for most people. Do your homework and don’t make this huge decision lightly or quickly.
