Are Real Estate Agents Salesmen or Consultants?

Are Real Estate Agents Salesmen or Consultants?

I stopped by Kingsley Meats in Louisville last night to pick up some seafood for dinner and noticed a table set up with a young gentleman sitting behind it who was asking people as they walked in the door if they would like to fill out a form to win a $100 Gift Certificate, no obligation.

I said, sure why not!   While I was filling out the form, he started a very canned sales presentation that included the dreaded “one answer trap” question that I hate so much.   You know, when a salesman asks you a question that there is only one answer for like “Do you like to save money”?   The question is not only a trap but it is also super insulting in my opinion.

Louisville Real Estate, Bruce Moore, RE/MAX First

I just glared at him and he went on with his sales pitch (This one was for the Louisville Courier Journal newspaper) and I cringed as I filled out the form because he continued asking more of these types of questions.  Eventually I walked away and felt like I had just been conned.

I noticed that other people’s reaction was the same way as he hit them up with the same sort of canned presentation.   I watched and listened and noticed how people walking in the store were in a good mood but their mood turned sour after having to listen to him.

How is this related to Real Estate Sales?    Well it is not really.  Except that many Realtors use this tactic to gain new clients.  Realtors should be your consultant working alongside you to make sure you make good sound decisions based on professional knowledge.  Sure, real estate agents have to make commissions but not based on forced sales.

Selling Your Home? Make it Shine with Home Staging

We’ve all heard about ‘Home Staging’, right? Well, it really does work! Preparing your house before it is ever shown can be the difference between selling it quickly at the right price and having it sit on the market for 8 months. There are professionals that you can hire to really dress up your house but here are some basic, common sense things that everybody can do:

Staging a home for sale

1. Thorough Cleaning! Duh! Who wants to buy a dirty house?

2. De-clutter. Move the dust collectors, excess kids’ toys and other stuff to storage while you are showing your house.

3. De-personalize. The goal is to create a blank canvas so the home buyer can envision their own ‘stuff’ in your house. Box up the family photos and other mementos for the time being.

4. Neutral colors. The home needs to appeal to both men and women. Having a pink and fluffy bedroom might be your style, but the husband may not be able to see beyond it.

5. Repairs. That small hole in the wall may not bother you but it can be a major turnoff to potential buyers.

6. Curb appeal. Remember the old saying…you don’t get a second chance to make a first impression? Well, the front of your house is the first impression a buyer gets. If it’s junky or dirty, the buyer may have that feeling about the whole house. Sweep, clean, repaint the front door. Make it pretty!

There are tons of things you can do to make your house appealing to a buyer. Here are a few more tips:

Home buyers willing to pay more than asking price?

Have ya heard?  According to an Inman News article, home buyers are now willing to pay more than the house’s asking price. That’s great news if you’re in the market to buy a house!

What’s more, “1 in 4 buyers would pay seller’s closing costs”.

Sell a home,Louisville Realtor, Bruce Moore

The reason?  People are ready and willing to buy a house but the inventory of available houses is still very low. There simply are not as many homes for sale as there are buyers.

What does this mean for you?  If you’ve been thinking about selling your house, now is the perfect time! The combination of still-low mortgage rates, fewer homes on the market and more buyers out there ready to buy means a faster sale and higher price for you!

Should you buy a Short Sale Home? Here are some pros & cons to consider

With the flood of real estate foreclosures on the market, many sellers are considering the alternative of a short sale. What is it? In a nutshell, if a home owner owes more on their mortgage than the house is worth, their lender may agree to sell the house for less. In some cases, the remaining balance is forgiven, however, this is not always the case.

Louisville Realtor Bruce Moore, REMAX First

What does this mean to you, the buyer?

The good news is you can usually get a better price. Since the lender is agreeing to accept less money, you, the buyer may be able to get the house at less than market value.

The bad news…. time. Short sales take much longer to close than traditional real estate deals. The seller’s mortgage holder – in most cases a large bank – is involved in the process and has final approval. All that red tape means a lengthy closing time.

The bottom line, if you love the house and have the time, go for it! The extra time spent may translate to money saved. Just make sure you are working with a real estate agent who has experience dealing with complicated short sales.

Meanwhile back at the RE/MAX office….

The office phone rings… the man on the line is interested in viewing a house he found on the internet. You’re thinking..yay! That’s what we Realtors live for, right? Well, it turns out he found this house on Google Earth. Yup, GOOGLE EARTH!

The street view showed one of our RE/MAX signs with the office phone. How long ago was that taken? Now I know the internet is the way to search for houses these days, but try to stick with ReMax.com, ok??  Or better yet, call me!

Which Home Improvements give you the most bang for your buck??

Ready to put your house on the market? Or perhaps you’d just like to spruce up your home?  Chances are you will sell this house at some point so before you grab the hammer, find out what features home buyers want most.

The Kitchen

kitchen remodelStainless steel appliances are still the rage. But did you know that you may be able to replace the front of your dishwasher or refrigerator with a panel that looks like stainless? If your appliances are newer and in great shape, this may be a less expensive option than buying new.

Granite countertops.  Home buyers are looking for luxury in a kitchen and granite countertops are high on the list. Not exactly inexpensive, but you’ll get a reasonable return on the money spent once you sell the house. And speaking of kitchens, buyers are still looking for islands and large walk-in pantries.

Hardwood Floorshome remodel

Home buyers under the age of 55 prefer hardwood floors while older buyers would rather have carpeting. And if you can afford it, hardwood is much more desirable than laminate flooring.

Master Suite

A large, luxurious master suite with spacious, updated master bath is always a big selling point. And if it’s bright and airy with vaulted ceiling, so much the better.

The Fireplace – Still near the top of home buyers’ lists of must haves and many home buyers are looking for houses with more than one fireplace. Obviously, if your house does not already have a fireplace, it’s a little difficult to add one. One option is to build an outdoor fireplace.

This is just a beginning. There are many more home improvements which add value to your home. Do your research before you start your remodel job.

When you are ready to put your remodeled home on the market, give me a call!
