Louisville is More than just the Weather

 I admit it, I am not a big fan of Winter.   It has not always been like this for me.  I grew up and spent most of my life in San Diego, California. The weather is not as much of a factor there and we were always outdoors unless we were sleeping or eating.

Louisville, Kentucky can be quite a bit more challenging to stay outside.  With temperatures plummeting and still quite a few weeks left of winter, it is a struggle to get out!

However, Louisville is so much more than the weather. We have lots of beautiful parks, the many great restaurants, art, music. We all know this is not a boring city.   It is one of the best cities in the Midwest and has so much to offer.

And from a real estate perspective, people are still moving, buying and selling houses! Looking forward to 2014, I can see this year is going to be the busiest ‘buyers’ year in quite awhile.  And … have you seen house prices in other cities?   They just do not compete with our prices here.

The low cost of living (Expatistan) puts Louisville on the forefront of places to live as being affordable, fun, and usually NOT that cold.

So, next time you are out in another city, try telling other people about Louisville.  They might shrug about it unless they have been here.  Because everyone loves it!

Louisville, Kentucky … Possibility City and gaining national attention again. Thrillist.com included Louisville in its ‘America’s Most Hipster Cities’ list.

According to Thrillist …. “Louisville’s all about bourbon, BBQ, and bands that play indie rock. Oh, and beer. It’s home to rockers My Morning Jacket and VHS or Beta (who, ironically, now live in Brooklyn), is the birthplace of Hunter S. Thompson, and actually has restaurants that don’t require staff uniforms (!!!) — so don’t even think about complimenting the waitress on her flair. The city’s best hotel, 21C, is a “boutique-cum-contemporary art museum”.

Oh, and did you hear we may be getting zip lines across the Ohio River? What a great idea! Insider Louisville reports that with the popularity of the Big Four Bridge, the idea of zip lines across the river is now being discussed. Louisville already has Mega Caverns, the first underground zip lines. So why not zip across the Ohio? I’m all for it!

Goats and Gardens… the Variety of Louisville Neighborhoods

Neighborhoods within a city can be as different as countries are in different part of the world, despite the geographical closeness. Louisville, Kentucky is no exception.

If you compare the Highlands with the Lake Forest Subdivision, both in the Greater Louisville area, what you see will tell the tale.

I live by a grocery store in the Belknap neighborhood (of the Highlands) which I walk to on a pretty regular basis.   On the walk, I can hear the unmistakable sounds of a goat.  Chickens are also pretty common in this neighborhood.  I even saw a small horse one day.   The Highlands area of Louisville is very urban with houses and shops crammed together pretty closely.  People have gardens in front yards, some in the back yards, rain gardens, koi ponds, etc.

I was out on a showing in another area of Louisville that was completely different.   Very suburban with most of the houses built during the same year and everyone had manicured lawns.

When scheduling a showing in the neighborhood, the Listing Realtor apologized for the next door neighbor’s house right away since… gasp… they had a huge garden in the backyard.

I went to the house expecting to see some ugly overgrown garden that had not been taken care of for years but what I found was quite the contrary. This garden was a masterpiece.  Beautifully cared for and extremely neat and tidy.  It took up the whole backyard but apparently this was just not within the rules of the neighborhood.

To each his own! It just goes to show you that everyone has a different idea of the ideal neighborhood to live in. If you like an eclectic mix of people and homes, choose a neighborhood like the Highlands. If, however, you prefer perfectly manicured lawns and matching mailboxes, then maybe suburbia is the right place for you to buy a home.

Either way, Louisville has it all to offer!

Douglass Loop in Louisville is hopping with new Restaurants

Douglass Loop in Louisville is hopping with new Restaurants!

The restaurant scene has suddenly come to life over on Douglass Loop in the Belknap neighborhood on Louisville, Kentucky.

A few businesses had closed in the past year (Corner door, Flower shop, etc) but with the opening of Havana Rhumba, this may have spurred more restaurants to think about opening here.

The first one which may open by the end of the year is  a place called Loop 22 in the old Corner Door location.  This is run by the same folks that brought us “Game” and “Hammerheads”.

The Great Flood Brewery (not a restaurant) brings on another local brewery and will be located next to North End Café.   There are still a few more vacant spots and hopefully these additions will bring on more to this already hot spot in the Highlands.

I stopped by Kingsley Meats in Louisville last night to pick up some seafood for dinner and noticed a table set up with a young gentleman sitting behind it who was asking people as they walked in the door if they would like to fill out a form to win a $100 Gift Certificate, no obligation.

I said, sure why not!   While I was filling out the form, he started a very canned sales presentation that included the dreaded “one answer trap” question that I hate so much.   You know, when a salesman asks you a question that there is only one answer for like “Do you like to save money”?   The question is not only a trap but it is also super insulting in my opinion.

I just glared at him and he went on with his sales pitch (This one was for the Louisville Courier Journal newspaper) and I cringed as I filled out the form because he continued asking more of these types of questions.  Eventually I walked away and felt like I had just been conned.

I noticed that other people’s reaction was the same way as he hit them up with the same sort of canned presentation.   I watched and listened and noticed how people walking in the store were in a good mood but their mood turned sour after having to listen to him.

How is this related to Real Estate Sales?    Well it is not really.  Except that many Realtors use this tactic to gain new clients.  Realtors should be your consultant working alongside you to make sure you make good sound decisions based on professional knowledge.  Sure, real estate agents have to make commissions but not based on forced sales.

Selling Your Home? Make it Shine with Home Staging

We’ve all heard about ‘Home Staging’, right? Well, it really does work! Preparing your house before it is ever shown can be the difference between selling it quickly at the right price and having it sit on the market for 8 months. There are professionals that you can hire to really dress up your house but here are some basic, common sense things that everybody can do:

Staging a home for sale

1. Thorough Cleaning! Duh! Who wants to buy a dirty house?

2. De-clutter. Move the dust collectors, excess kids’ toys and other stuff to storage while you are showing your house.

3. De-personalize. The goal is to create a blank canvas so the home buyer can envision their own ‘stuff’ in your house. Box up the family photos and other mementos for the time being.

4. Neutral colors. The home needs to appeal to both men and women. Having a pink and fluffy bedroom might be your style, but the husband may not be able to see beyond it.

5. Repairs. That small hole in the wall may not bother you but it can be a major turnoff to potential buyers.

6. Curb appeal. Remember the old saying…you don’t get a second chance to make a first impression? Well, the front of your house is the first impression a buyer gets. If it’s junky or dirty, the buyer may have that feeling about the whole house. Sweep, clean, repaint the front door. Make it pretty!
