Spring is a Great Time to Sell Your House, but Are You Ready?

 

Spring is the normal time of year where Home Sellers think is the best time to put a House on the Market. But wait, is Your House Ready?   Is this the Best Time for You to Sell?Here are a few points to help you make the decision: Spring in Louisville, Bruce Moore, Realtor

1. Gauge the Real Estate Market

Your local Realtor can provide you with the statistics not only in the Louisville area but right down to your neighborhood to see what the market is doing.  Is there a glut of houses for sale in your area?  How long are houses sitting on the market?  What is the average home price?  And are the houses selling at or near the asking price?

2. Spring Clean Your House

Decluttering, painting, cleaning and yard work may seem like obvious things to do but you would be surprised by how many Sellers don’t do them. And yes, it takes time but not decluttering your house may be the worst offense that home sellers commit.  If you have a basement or a garage, this is perfect place to store boxes of things.

3. Home Staging

Selling Your Home? Make it Shine with Home Staging

We’ve all heard about ‘Home Staging’, right? Well, it really does work! Preparing your house before it is ever shown can be the difference between selling it quickly at the right price and having it sit on the market for 8 months. There are professionals that you can hire to really dress up your house but here are some basic, common sense things that everybody can do:

1. Thorough Cleaning! Duh! Who wants to buy a dirty house?

2. De-clutter. Move the dust collectors, excess kids’ toys and other stuff to storage while you are showing your house.

3. De-personalize. The goal is to create a blank canvas so the home buyer can envision their own ‘stuff’ in your house. Box up the family photos and other mementos for the time being.

4. Neutral colors. The home needs to appeal to both men and women. Having a pink and fluffy bedroom might be your style, but the husband may not be able to see beyond it.

5. Repairs. That small hole in the wall may not bother you but it can be a major turnoff to potential buyers.

6. Curb appeal. Remember the old saying…you don’t get a second chance to make a first impression? Well, the front of your house is the first impression a buyer gets. If it’s junky or dirty, the buyer may have that feeling about the whole house. Sweep, clean, repaint the front door. Make it pretty!

Prepare your house for winter!

Like it or not, winter is coming. Is your house ready?  There are some simple things you can do to prepare for a more comfortable and affordable cold season.

Have your chimney cleaned – Very important! A dirty chimney is not only inefficient, it can be a major fire hazard.

Check the furnace – All furnaces should be cleaned and inspected once a year by a professional. A clean furnace is more efficient not to mention safe.

Seal the windows and doors –  Keep the cold air out by sealing all doors and windows with weatherstripping.

Use your blinds – They’re not just for decoration, you know. When the sun shines on your windows, raise the blinds. Lower them after dark to keep the warmer air in.

Reverse your ceiling fans – Warm air rises so setting your blades to push the air down will make a room feel more comfortable.

Most people think of a condo as a patio home or an apartment. In reality, however, a condo can take any physical form. The term ‘condominium’ refers to a type of ownership, not the building. That being said, a condo can actually be a house. Confused yet?

When you buy a single family house, you own the property, the building, the whole shebang.  Something breaks, you have to fix it.

With a condo, what you own and control varies according to the condominium rules. Generally, you own from the outside walls in. Which means, you are usually free to change the paint and carpet inside your unit but you cannot paint the outside of the building. The flip-side of that is that you also are not responsible for fixing the roof if it leaks.

Most condominium complexes charge a monthly maintenance fee. This is what pays for the roof leak and also repair and maintenance of the common areas which can include anything from a swimming pool to a park and sidewalks.

So, if you prefer to skip mowing the lawn and repairing the driveway, condo ownership may be right for you. Just make sure to read the bylaws very carefully to see what rights you have.

Biggest Mistakes Homebuyers & Sellers Make

HGTV kindly compiled a list of the Biggest Real Estate Mistakes we all make. Here’s a condensed list of the worst offenders:

Buying a home for the decor – Keep in mind, the furniture won’t be there when you move in. Buy a house for the solid bones, not the fluff.
Buying an odd house – Chances are, you won’t stay in the house forever. That odd little quirk you love so much may make your house harder to sell down the road.
Weird house
Not researching your agent – Please please please don’t hire your nephew with the new real estate licence to represent the biggest purchase of your life. Always hire a seasoned professional Realtor.
Not using a real estate agent – I know you think you can save a ton of money by selling the house yourself but study after study has shown that in the long run it actually costs you more money than hiring a Realtor.
Buying the most expensive home in the neighborhood – Never a good idea. If a house was overbuilt for the neighborhood, chances are you’ll have a harder time selling it later on.
Not hiring a professional inspector – This can be a very costly mistake. A good home inspector can spot major problems before they happen. Plus, if you write the contract contingent on that inspection, it gives you an out should the problems in the house prove to be more than you want to tackle.
